Welcome to our beautiful Villa is designed to meet your every need. Sunshine Palms is situated within the Greater Groves community, Florida, just 10 minutes from Disney! Our enclosed, heated pool is far larger than the average Villa pool, and pool furniture is provided for your comfort, including B-B-Q.
The Villa is fully equipped with Washing/Drying facilities, dishwasher, fridge - freezer, TV, Computer with fast speed wirelss internet, and much much more. We have continually improved our home, and maintained it to a high standard. We have holidayed in Florida for in excess of 10 years, and I'm happy to provide help and advice to our renters, and prospects. Just book our Villa, and move in and enjoy it. Just bring your tooth-brush, you won't need much more.
Our Villa is fully equipped with every imaginable requirement provided. A television, DVD and VCR is provided in the main lounge, with 32 Channels available. A further TV is provided in the master bedroom. There is a fully automatic washing machine and tumble dryer sited in the garage, and a dishwasher, microwave, fridge-freezer and full range cooker in the kitchen, plus many other supporting utilities.
It is our aim to make your holiday as comfortable and carefree as possible. On arrival you will find the Villa freshly cleaned and laundered, and all beds will be made up. Just move in and enjoy your Holiday. In the unlikely event that you have a problem, a 24 hour manned (not answer phone) call-out facility is provided, for peace of mind.
We have enjoyed our Florida holiday for many years, and appreciate those little things that make a holiday that little bit more special. We hope that the accommodation which our Villa provides, goes some way to making your holiday special as well.
Our swimming pool is larger than the average private villa pool, with steps leading in to the shallow end, which is approximately 3ft, the deep end being approximately 6ft. There are Patio doors from the master bedroom and main lounge to the pool, and a door from the second bathroom.
New Pool furniture has been added to our Villa in 2003, including sun lounges, sun chairs and table. We also provide a gas Bar-B-Q in the pool area.
There is a communal recreational area close to our residence, providing a large swimming pool and changing rooms, tennis courts, volleyball, and children�s swings and climbing frames. These facilities are for your use, and an access key will be provided.
We have found our Management Company to be thoroughly professional, and they will also be more than willing to advise or assist you at any time during your stay. A contact free-phone telephone number is provided in the Villa. They are also an excellent source of information on such matters as where to eat out, places to visit. Apart from managing your rental, they can provide other services on request at a very reasonable cost
The tenant agrees in consideration of the use and occupancy of the premises herein specified:
1. You are advised that you are occupying a private villa and therefore are responsible for your own safety in respect of any loss, personal accidents or damages sustained by you or any members of your party during your stay. It is the guest�s responsibility to ensure that they have adequate holiday insurance to cover personal injury/ accidents /damage. No claims whatsoever will be accepted by the owners or there agents of the property.
2. The owner or their agents accept no liability for loss of mains services or failure of appliances or of any actions taken in the vicinity of the property by any authority or third party persons beyond their control.
3. To use said premises as a residence ONLY. No more than 8 people may reside there unless otherwise agreed upon.
4. The Renter(s) agrees to comply with the list of Rules and Regulations for occupancy received at the time of signing rental agreement and also posted in premises.
5. All bookings must be made by a member of the party occupying the property and must be 21 years or over and be authorised to agree the terms and conditions on behalf of all of the persons included on the booking form.
6. Arrival / Departure - Clients may gain access to the property after 4:00 pm on the day of arrival and the property must be vacated by 11:00 am on the day of departure, unless otherwise arranged and agreed.
7. The Tenant(s) shall peacefully and quietly occupy the same and shall not interfere with the rights of neighbours. Renter(s) shall permit no activities on the premises, which are contrary to any law, ordinance and/or any applicable health and/or fire department or insurance policy provisions. The Renter(s) shall not park or drive vehicles on the lawn or in an area that will obstruct any adjoining drive.
8. The Renter(s) shall leave said premises in a clean and sanitary condition upon exit. NB Laundering of bed-linens, or towelling on departure will not be necessary
9. Renter(s) agree to report promptly to Owner or Owners� agent any mechanical, electrical, and plumbing or other problems with the premises.
10. On booking, confirmation can only be secured by the deposit of $150 (US), �100 (UK). The owner or agent will confirm the booking following the secured transfer of this booking fee.
11. Following a confirmed booking, cancellations will incur the loss of the booking fee, unless the owner or agent can secure an alternative, and acceptable booking in replacement. NB. Every effort will be made by the owner to secure an alternative booking, and we have no wish to make financial gain by a prospective tenant�s ill fortune.
12. NO PETS are allowed in these premises unless formerly agreed in advance of the confirmation of booking.
13. It is expressly understood and agreed that neither owner of said premises, or agent shall be liable for any damages or any injury to tenant or his family or to his family�s property from whatever cause arising from occupancy of said premises by tenant and his family. It is further understood and agreed that Agent or owner shall not be responsible for any personal property left by tenant in said premises. NB: A safe deposit box is provided in the Villa in order for you to secure small valuables. Provision of this safe deposit box does not form any acceptance of responsibility for items secured within it.
14. It is understood and agreed that owner or Agent shall have the right to enter and inspect premises at all reasonable times to insure maintenance and safety of the premises. Every endeavour will be made to contact the tenant prior to this event.
15. Force Majeure � The owners of the property, their servants or agents, accept no liability to pay compensation. In respect of any loss, damage or changes arising from unforeseeable circumstances beyond their control, (but not limited to) war, riots, civil strife, strikes, floods, and closure of airports, adverse weather conditions or other events beyond our control. NB If for reasons beyond our control the Villa becomes unavailable, due to unforeseen circumstances, such as severe weather damage, serious utility failures such as Air Conditioning failure, we will at your choice find alternative acceptable accommodation, or fully refund your payment. In the event of this happening, the owner or agent accept no additional costs incurred.
16. The full balance of payment will be due 6 weeks prior to the first day of occupation. Only following this secured full payment will instruction relating to keys and accessing the Villa be provided.
17. Upon payment of the outstanding balance, the client shall be required to pay a refundable security/breakage deposit of �100/$150 per booking. This deposit is payable to cover any breakage�s, or damage to the property, or its contents and for any excessive cleaning costs above that normally required in connection with the occupancy. The deposit will be refunded to the client as soon as possible and no later than 30 days after the client has vacated the property, less cost of any breakage�s, or damage caused during the period of rental in accordance with the manager�s report.
18. On vacating the Villa our agents will check the Villa, and providing no damage or loss is incurred, the security will be returned. If any mishaps have occurred, then the damage or loss will be deducted from this security, and any outstanding balance will be returned. This will occur as quickly as is possible, but certainly within one calendar month.
19. Cancellation � Following full and final payments, refunds (less $50 service fee) will only be granted provided alternative tenancy can be secured. NB Applicants are strongly recommended to take out adequate holiday insurance, to cover cancellation, accidents/illness or damage.
20. Pool - Guests using the pool or its surrounding areas do so at their own risk. Children are required to be supervised at all times when using the pool or on the pool deck area. The owners their servants or agents will accept no responsibility for any loss or personal injury incurred from using the pool or its surrounding areas.
