Our Community

Set in the beautiful resort community of Hampton Lakes you will find our beautiful luxury, fully air conditioned villa that provides spacious accommodation for 8 people plus 1 person on a foldaway bed.

As you drive to our villa you will pass the Community Pool that is great if you want to do a little more swimming rather than just splashing around. Also the community has 2 Tennis Courts, Sand Volleyball and a small children�s Play Area. Down by the Communal Pool is a small lake that is a lovely place to sit quietly under the dappled trees where you can soak up the peace and tranquillity of the surroundings.

Our luxury Executive 4 Bedroom 3 Bath villa of which 2 are en-suite is kept and maintained to a very high standard and is the ideal place to relax, enjoy the sun and private screen pool with (S/W facing) privacy fencing all round the pool for that extra privacy.

Our lovely home is your home with all the home comforts and is ideal from which to go out and do all the Theme Parks that are close by. Also in easy reach are Sandy Beaches, places of interest and even a spot of golf on courses close by, the nearest one being half a mile away.

Some of the features included in our home are, BBQ, Gamesroom, PC with FREE Internet access, Sony Play Station 2/DVD Player,TV's in all bedrooms, Digital Cable TV with many Channels, Videos for the whole family, Music Centre with ipod docking station where you can play all your favorite Tapes and CDs.

Relaxing Bedrooms
We have 2 king master bedrooms with facilities, and two further twin bedrooms, sharing the 3rd bathroom. All the bedrooms have their own TV's, radio alarms and closets. The 2 master bedrooms have a telephone and a PC in the 1st master room.

Towels and Bedding
We provide all the towels you need, for showering/bathing, the pool and for your days down to the glorious sandy beaches.

Calming and Relaxing Lounge Area
Our large living room and dining area are tiled throughout for that cool feeling on those lovely hot sunny days. Our lounge is surely a lovely place to relax and listen to your favourite music on our music system with ipod docking station, watch TV, plan your activities at the nearby parks/golf courses, or just to sit quietly with your feet up with a book after a busy day at the parks. Our lounge is equipped with digital cable TV, Sony PlayStation 2/DVD Player, a video and a Stereo. A selection of videos and board games for both children and adults are available at our villa.

Eat and Enjoy
In our dining area whether you decide to cook for yourselves or indulge in a take-away, Indian, Chinese or a Pizza, (all available in the area) we are sure you'll have some meals here to add to your memories.

In our fully fitted kitchen and nook you have all the facilities you expect in an American home. Enormous fridge freezer, dishwasher, waste disposal unit, microwave, oven, George Foreman Grill/Griddle, electric kettle, teapot, liquidiser, telephone and all the utensils you could need.

Come on out to our crystal clear pool
Our kitchen leads out to the lanai, an area that will protect you from the hot Florida sun whilst sitting reading a book or just relaxing with a glass of wine in our comfy pool furniture by the private pool. We have privacy fencing to give complete privacy from the neighbours. We have an area outside our pool deck where you can enjoy doing a Barbeque on those lovely warm evenings.

Have a competition in our Games Area
We have a games room with 7 foot Pool Table, air hockey, foosball and darts so why not get into teams and have some competitions to see who is the best.

Booking Conditions
1.The signing of the Booking Form constitutes acceptance of these conditions by the client and warrants that he/she is authorised to accept them on behalf of all other names on the Booking Form. Following receipt of the Booking Form and the appropriate payment, confirmation of the reservation will be sent as soon as possible.
2.A non-refundable deposit of �150 per week is payable on booking. The Villa Rental cost is payable ten weeks prior to departure. Bookings within ten weeks of departure require full payment.
3.A security deposit of �150 (payable ten weeks before departure) is also required and will be refunded within 30 days of the clients departure from the villa, subject to the satisfactory inspection report of our agents and safe return of the key(s).
4.If the client does not pay the balance due at the prescribed time, the owner reserves the right to cancel the booking.
5.All hire cars must be parked in the garage provided or on the driveway. The residents� association governs the property and fines are liable if cars are parked on the road adjacent to the property. The owner accepts no responsibility for any fines incurred.
6.The owner accepts no responsibility for and shall not be liable in respect of loss or damage or changes caused by force major events (e.g. strikes, floods, fire, closure of airports, weather conditions).
7.The property has a swimming pool, the owners and the owners agents do not accept liability for injury, howsoever caused as a result of the use of the pool. Guests are specifically requested not to allow unsupervised children to use the pool, which is around 6ft deep at its deepest point.
8.All accommodation is booked exclusively for the persons named on the Booking Form. No other persons may use the accommodation without the written permission of the owners. Failure to comply will result in the owners retaining the Security Deposit.
9.The owners do not accept liability for the loss of main services such as electricity or water supplies, nor the consequences of the actions or omissions of persons who may control the supply of main services.
10.The property is only covered by liability insurance. The owners accept no responsibility inta alia for the loss or theft of client�s luggage or personal property at any time in the property or pool area or any location in the U.S.A. Clients are responsible for their own �all risks insurance�.
11.In the unlikely events that circumstances beyond the reasonable control of the owners necessitate the cancellation of the holiday arrangements, the owners reserve the right to cancel the booking at any time. If a booking is cancelled then the owners will only be liable to refund monies already paid by the client or make alternative arrangements with the mutual agreement of the client.
12.The property will be available from 16:00hrs on the day of the clients arrival and must be vacated by 10:00hrs on the day of departure for cleaning purposes. Late departure will incur an extra days rental.
13.Guests are required to have appropriate travel/holiday insurance in force at the time of booking for the period of this trip.
14.Pets are not allowed within the home.
15.Smoking is not permitted within the home.
16.All cancellations must be notified in writing and the effective date will be the date the written cancellation is received by the owners. A cancellation charge will be levied based on the following:-

	Q:	Is your pool southfacing and if not do the sunbathing areas get full sun all day?
	A:	Hi Ian Our pool is southwest facing and gets the sun from around (depending on time of year) 10ish to when it goes down. Hope this helps answer your query. Regards Sue
