Our spacious 4 bedroom airconditioned single story Florida home has been tastefully furnished to high specification. Selections made by an interior designer give perfect colour co-ordination in every room. Highlights include POOL/SPA, GAS BBQ, GAMES ROOM, LOCAL AND LONG DISTANCE CALLS ARE FREE IN THE UNITED STATES. FREE INTERNATIONAL calls to UK, Ireland, France, Spain and Italy and Canada but exclude mobile/cell phone and operator assisted calls(see our terms and conditiona).

DESCRIPTION

2 LARGE SITTING ROOMS
one overlooks the pool and patio area with a large mirrored wall making it a very light and airy place to relax. The second lounge is at the front end of the property with an additional formal dining area to one end, being within easy reach of the kitchen. There is cable television, DVD and a CD player. Internet access so bring your laptop.

KITCHEN
Has a seated breakfast area and is fully equipped with a large fridge freezer, ice maker, cooker, microwave, dishwasher, toaster, coffee maker all of modern design. Tableware is also plentiful along with non breakable items for patio/deck use.

4 DOUBLE BEDROOMS
2 of these are master ensuite, one overlooking the patio and pool area. The further two bedrooms have twin beds in each (one having a TV)and access to a further family bathroom, giving a total of 3 BATHROOMS. One master bedroom has a further TV. All bedrooms have large wall cupboards.

Large POOL
Situated at the rear of the property with spa (Jacuzzi) at its furthest end. Pool and spa are sheltered by 6ft Hibiscus privacy hedge. The pool is electrically heated (though this is optional). At night, the pool can be illuminated making the area look very enticing. We have a large extended DECK/PATIO, which is equipped with pool side furniture. There is a detachable child safety barrier. A Gas BBQ is situated in one corner of the patio to accommodate el fresco lovers.

GAMES ROOM
With table tennis and darts is for resident use if required which connects by an integral door to a utility room and the rest of the house.Table tennis facilities present.

UTILITY ROOM
Fully equipped with a large washing machine, tumble drier, iron and ironing board.

Although the area is very safe, there is a burglar alarm and smoke detectors are present within the villa.

Our large Florida home is situated in a highly prestigious private development 6 miles from Disneyworld, within easy reach of main highways to either coast and major international airports. There are golf courses, countryside and shops all close by.

Besides having exclusive use of this private villa, guests can also access free of charge community resort facilities all within a 5 minute walk if desired. These include tennis and volleyball courts, gym room and swimming pool with fountain. The clubhouse has a large screen TV, computer with internet access & kitchen facilities. A games room has pool and air hockey tables.

Local facilities within a 2 mile radius include a supermarket, pharmacy, post office, video store, gas station and restaurants.

BOOKING TERMS And CONDITIONS FOR HAN FLORIDA VILLA

1. General
The hiring contract is between the hirer and the owner of the property for which the booking is made and incorporates the conditions set out below.
2. Authority to sign
The person who signs the Booking Form certifies that they are authorised to agree to the Booking Conditions on behalf of all persons included on the Booking Form. The signatory must be a member of the party occupying the property and must be 21 years or over.
3. Deposit and Payment Balance
A deposit of 25% of the rental cost must accompany the booking. The balance of payment must be received at least 8 weeks prior to the commencement of the holiday. Full payment must accompany the booking if there is less than 8 weeks to the start of the rental. We reserve the right to cancel the booking if payments are not received by the due date; cancellation charges will apply as explained in section 5.
4. Refundable Security Deposit
A Ł150/$300 refundable security deposit is required at the time of payment. This is required to cover the cost of any breakages or excess cleaning requirements..
5. Cancellation
a) Written confirmation must be given by the authorised signatory in order to cancel you’re booking.
The cancellation date will be the date written notice is received. Cancellation by you will result in you being liable for the following charges.

b) In circumstances beyond our control, we reserve the right to cancel you’re booking. In such circumstances we will do our utmost to find you alternative accommodation or refund your money in full. No compensation will be made due to cancellation, due to war, natural disasters, threats of riots, fire and adverse weather conditions or acts of god.
6. Hirer’s Obligation
The hirer agrees to pay for any breakages, losses or damage to the property. This will include a Ł12/$25 fee taken from the security deposit for:
a) Accumulation of excessive rubbish left lying either in the villa or surrounding vicinity (rubbish collection days are clearly stated in our villa handbook).
b) If the air conditioning unit is allowed to freeze. Advice on prevention will be found in villa handbook or from our management company.
c) Unreturned keys
d) International calls are free to these 5 European countries -France, Ireland, Italy, Spain, United Kingdom.
This however EXCLUDES calls to mobile/cell phones.
Calls to 3 further countries listed below are free and include mobile/cell phones:
US, Canada, Puerto Rico.
All other international countries and operator assisted (including directory enquiry assistance) calls have a charge which will be deducted from your security deposit if incurred.
7. Party Size
Every one occupying the property must be listed on the booking form, this includes small children. This is Florida State Law and must be adhered to. The property is fully licensed for short term rental in Florida. The owners reserve the right to refuse admittance if this is not met. Failure to comply will render the booking void.
8. Disclaimer
a) Visitors should note that the owners are not responsible for any loss, accident or mishap to persons or property while on the premises or whilst engaged in any activity therein, or from illness arising from any cause whatsoever.
b) The owners cannot guarantee pool heat if ambient temperature drops to 55 degrees F or below. Pool heating if required will be paid for the total rental period prior to your vacation.
9. Smoking
For the safety and comfort of all guests smoking is not permitted within this property.
10. No animals allowed

	Q:	Is the pool south facing
	A:	No the pool is north facing. We have a large extended deck which prevents a shadow falling over the pool with also enough deck to get sunshine. This gives us the best of both worlds as we can have sun or shade. It does tend to get very hot in the Summer

	Q:	Does the villa have air-con? Is the jacuzzi heated without the need of heating the pool,if not can the jacuzzi be used without the need of heating. Is the sun on the pool/decking area all day
	A:	Our villa is air conditioned. The pool and jacuzzi are both heated from the same source so if you pay for heat you get both. Generally people usually request heat for the months of October to March. We have a large pool deck area and the sun is on a lot of it all year round. Sometimes the heat is intense and a bit of shade provided directly next to the house is very welcoming. We have plenty of pool furniture to accommodate guests needs.

	Q:	Is there a photo of the pool in day time, is the pool screened
	A:	I have added a photo to our advert villa 825 of the pool in daylight. The pool is screened by a 6 foot hibiscus hedge at the back and there is a further hedge about 4-5 feet behind ours.

	Q:	If we pay for pool heating, are we able to turn the jacuzzi up to desired temp?
	A:	The spa temperature can be adjusted.
